Terms and Conditions

Cambridge TOP 10 Holiday Park

Please read the following Terms and Conditions carefully before confirming your reservation. By booking with Cambridge TOP 10 Holiday Park, you agree to abide by the following terms.

1. Reception Hours

  • Summer: 8:30am – 6:30pm

  • Winter: 8:30am – 6:00pm

  • Christmas Day: Shortened hours apply

2. Check-In & Check-Out

  • Check-in: From 3:00pm on the day of arrival

  • Check-out: By 10:00am on the day of departure

  • Late check-outs may be arranged in advance, subject to availability and additional charges.

3. Late Arrivals

If arriving after 6:00pm, guests must contact reception during office hours to make alternative check-in arrangements.

4. Deposits & Payments

  • Standard Bookings:

    • A deposit equal to the first night's stay is required at the time of booking.

    • Balance is due 14 days prior to arrival.

  • Group Bookings:

    • A deposit of $1000 or the first night’s stay (whichever is greater) is required to secure the booking.

    • This deposit becomes non-refundable within 3 months of the arrival date.

    • The full balance is due 14 days prior to arrival.

  • Payments are made via our secure online link. Your booking is confirmed once payment has been received.

5. Cancellation Policy​

  • All Other Periods: (excluding group bookings, please see conditions above)

    • Free cancellation up to 14 days prior to arrival.

    • No refund for cancellations made within 14 days of arrival.

    • No refunds for reduced guest numbers or early departures (e.g. due to weather).

  • Grace Period:

    • Bookings cancelled within 12 hours of being made are eligible for a full refund.

  • If your booking was made via a third-party site (e.g. Booking.com), their cancellation policies will apply.

6. Minimum Stay & Tariffs

  • Minimum stay periods may apply during weekends, public holidays, events, and peak season.

  • Tariffs may vary based on occupancy and availability.

  • Management reserves the right to change tariffs without notice.

7. Children

  • Children under 2 years old stay free.

  • Child rates apply to children aged 2 to 14 years inclusive.

  • Children must be supervised at all times by a parent or guardian, especially in recreational areas.

8. Pet Policy

  • We have 6 designated Dog friendly sites all year round. 

  • Not permitted:

    • In roofed accommodation

    • During school holidays, peak periods, events, or public holidays

  • Dogs must:

    • Be on a leash at all times

    • Be kept away from communal areas

  • A local off-lead dog park is located at the end of Wordsworth Street in Leamington. Directions available at reception.

9. Day Visitors & Guests

  • Our pool and resort facilities are strictly for in-house guests only.

  • No day visitors or outside guests permitted on-site.

  • No exceptions will be made.

10. Guest Conduct

  • Quiet hours: 10:00pm – 7:00am

  • No music or radios after 10:00pm

  • Alcohol may only be consumed on your allocated site or accommodation

  • Disruptive or disorderly behaviour may result in eviction without refund

11. Pool & Recreational Facilities

  • Summer Pool Hours: 9:00am – 8:00pm

  • Winter Pool Hours: 9:00am – 6:30pm

Pool Rules:
  • No flips, somersaults, diving, or dangerous behaviour

  • Children aged 14 and under must be strictly supervised by a parent or responsible adult

  • Proper swimwear must be worn at all times

  • Running on wet surfaces is prohibited

12. Coffee Window

  • Open 8:00am – 10:30am daily during summer, public holidays, school holidays, and events.

13. Travel Insurance

We highly recommend all guests take out domestic travel insurance to protect against unforeseen cancellations or changes to their travel plans.

14. Liability

Cambridge TOP 10 Holiday Park accepts no responsibility for loss or damage to personal property. Guests use facilities at their own risk.

15. Right of Refusal

Management reserves the right to refuse entry or cancel a booking at any time for breach of these terms, inappropriate behaviour, or other reasonable grounds.
